If you were to buy or rent a property, what would you consider a differentiator in the real estate market? Currently, in addition to location, the furniture is being considered one of the most demanded requirements by tenants and buyers, who are looking for practicality and agility in the moving process.
According to real estate consultant Filipi Maia, during the property viewings, it is possible to confirm that when a house or apartment that already has furniture is presented to the client, this point is seen as a differentiator. “This is noticeable, especially when the person is coming from another state or country and needs to rent or buy urgently. Also, because the cost of furniture, even if only the essentials, is high, many do not want to bear the expense and do market research, but are looking for comfort and practicality, so a furnished property is the solution,” he highlighted.
PROFILE
The audience with this preference, according to Maia, seeks 1 and 2-bedroom apartments, usually lives alone, and is also demanding regarding the region and infrastructure. “They want to rent close to commercial establishments, such as supermarkets, pharmacies, bakeries, and easily accessible shopping malls.”
COST-BENEFIT
This point is heavily analyzed by tenants. Although it is practical to rent a furnished property, the rental cost is 15% higher, and for sales, it can be 15% more expensive with the “porteira fechada,” that is, with the furniture coming along with the purchase, these data are in accordance with research from the Government of São Paulo.
So, is this option worth it? According to consultant Filipi Maia, it depends on the intention and budget. “In many cases, the option is advantageous. Furnished properties do not usually remain vacant for long, in the case of rentals, and for sales, they are the preferred choice, as it avoids the rush to furnish the new apartment, and it becomes easier to gradually assemble and change things if the new resident sees the need. Some apartments are sold so well-furnished and decorated that the new owners do not worry about anything else but adding their special touch,” explained Filipi.
According to consultant Maia, naturally, people do not furnish an apartment for it to be rented. Generally, it involves people who are moving and leaving their belongings. Accountant Louise Agnez de Oliveira Bragatto, 31, moved two weeks ago and rented her property with furniture. “My husband and I moved to another state, the amount we would spend to bring our furniture would be more compensatory to buy new items, at least some of them. Our apartment was complete and with everything new, when the tenant came to see it, he wanted to close the deal right away. He said that the furniture would help him a lot and that he needed to move urgently. The broker took care of everything and we have already moved with the apartment rented,” said Louise Bragatto.
