The rational use and management of energy, water, and waste resources, in addition to promoting the development and appreciation of the surroundings, prioritizes local suppliers throughout the process, from construction to operation.
The product manager of the development, Mariana Merçon, utilized biophilia in the project, a concept that is gaining more visibility every day, which is based on connecting humans with nature, with the main strategy of incorporating the characteristics of the natural world into built spaces, promoting well-being, relaxation, health, and emotional comfort, as various studies in this area indicate.
Another sustainable approach adopted in the development is the production of electricity through photovoltaic panels, the use of low-consumption lighting with energy-saving devices, card activation, and the use of presence sensors, electric vehicle charging points, water usage management through a dual flow system for toilets, single-lever controls for showers and faucets, and aerator systems that maintain water homogeneous, with ideal nutrients and temperature, at all water points. Additionally, educational measures for users and employees, heating water through solar thermal panels that use sunlight as an energy source, rainwater reuse, waste management, and composting of organic waste, a collective organic garden free of pesticides and using natural fertilization, among other actions.
According to Mariana Merçon, sustainable buildings have a higher value in the real estate market, as shown by sector research. "There is an increase in the speed of sales, overvaluation compared to similar neighboring properties, and lower vacancy rates; moreover, the maintenance and operation costs of these buildings are much lower," she adds.
